Renting directly from an owner
I've never done this before and was considering doing it this year. I've already found the condo and have been contacted by the owner. Is it customary to send both the deposit and then the full rental amount before you arrive? Just a tad uneasy and need some feedback - thanks so much.

A deposit is usually required to hold the reservation. Many times this is a security deposit held in case there is damage to the condo and not part of the rent. The total amount for the condo can be due a few weeks before you arrive or can be due upon arrival. Just depends on the owner. If keys are being sent to you ahead of time, usually you have to pay the full amount in advance of the owner sending you keys. If there is a security deposit required, that will be returned to you about two-three weeks after your vacation ends.

There are as many "Rentals by Owner" as there are condo rental companies. In many cases you get a discount renting directly from the owner. I have had my condo on the rental market for 3 years now and have a 1/2 and 1/2 rental rate with the mangement company. Each year we both have had as many rentals. Renting from a owner is no different than a rental company. Standing rules still apply, arrive by 3:00 out by 10:00 am, no damage etc...you get the idea. Many owners also accept visa/master card. Also many owners will give repeat business discount. I give a 10 percent on return patrons. Most rental agency don't do that that I am aware of. But it does get down to what you feel comfortable with. The way I do it is I take a deposit for reservation and then 2 weeks before rental the full bill is due and the key is mailed or assigned. 1 week after departure your deposit is refunded pending no damages. Renting from Owner
I own a condo in Cape San Blas FL and just wanted to comment on renting from an owner!
Owners are able to answer your questions about what specifically is in the unit...and owners are able to provide MORE! Rental agencies don't want to be responsible for the "extras" and often don't allow owners to leave them. We provide beach chairs, umbrellas, a beach cart, kite, boogie boards, cooler etc. and also try and always have things like seran wrap, laundry detergent etc. in the unit for our guests! I have never talked to an owner who doesn't require a deposit and full payment before you stay at their place...remember, this is a home (a lot of money)! I don't think you'll be disappointed renting directly from an owner! If anyone is interested in checking out Cape San Blas...it was rated #1 by Dr. Beach in the USA!
